Call to Order – 7:30pm
Roll Call: Steve Ahmann, President; Chris Luscher, Vice President and Treasurer; Christine Hickox, Secretary; Shannon Lampe; Larry Mach; Doug Spingelt; Jeff Kirkman
Changes to the Agenda: Discussion on sending out quarterly water project update, Chris offered to send it out and let us review before it goes out.
o Looking at about 20 months before we can obtain permits, projected to begin construction in 2029 based on that timeline.
Approve Minutes: Annual Meeting Minutes. Steve made a motion to approve, Shannon seconded. All in favor, approved.
Management Report:
o Current Financial Overview - question on $16,000 expense for water, Jeff reviewing and will follow up. Steve made a motion to approve financials, Chris seconded. All in favor, approved.
Old Business:
o Special Assessment - Chris has suggested $125 per month/per lot is the amount we should collect up front to help us obtain our loan. Once we have a better understanding of our financial needs, we can adjust the amount if needed. The goal is to not increase.
o Approximately $24,000 per lot if someone wants to pay a lump sum rather than per month.
o Funds will go into their own separate account for this project so we can track it.
o Set up as a 6 month payment plan giving people an option to pay monthly or twice a year and will be added to current payment book assessments.
o Must amend the budget and hold a meeting, as long as approved, assessment can be collected as soon as December 1, 2026. Looking at having this meeting the 2nd or 3rd week of July via zoom.
o Chris made a motion to approve, Steve seconded, all in favor and motion was passed at $125 per month.
New Business:
o Fred Schmidt Driveway Request - needs to add culvert under his driveways, the current driveway has covered the ditch that previously existed along the property and water now runs down the property into the street. He wants to work out how he can have a driveway up the side of his new home.
